1. What is the size of the estate tax in Turkey?
In Turkey, there are two types of taxes related to real estate.
The first one is for real estate acquisition. It is paid just once during the registration of property rights and it is 3.4% of the object cost that is specified in the declaration. Often this cost is underestimated, and it is far from real cost. By law, the payable percent is divided equally between the buyer and seller, but in practice the entire tax is paid by the buyer. Payment is made in the state bank. In addition, there are additional one-time charges: since commissioning new buildings and connection of electricity - 100 euros, water - 60 euros. When purchasing second homes, changing the user data of electricity - 30 euros, water - 30 euros.
The second tax is the annual deduction for real estate maintenance. Tax rate of 0,1-0,4% of the declared cost of the property provides for the housing stock. Its payment may be made by two identical fractional contributions (1 in March and 2 in November). There's also an annual municipal tax on property, its size is 0.1% of the cost of a residential facility in the declaration, and 0.3% - of the value of land in the declaration. If you purchase a home in new building, it is free from tax on the land during a period of five years.
2. Does еру cost of payments for utility services in Turkey really high?
On the contrary, prices are quite reasonable. As in many countries, basic services are paid for by the meter according to the tariffs. See below:

There's also a tax on rubbish collection, which size is determined by the local administration based on the type of building, as well as its location. In 2011, this amount will be about 50-60 YTL (35 euro). Also an annual house management arranges meetings that approve amount to be paid for landscaping and building maintenance of all infrastructure at home. The contributions depend on the area of your residential property. Fee for space heating, if any, is usually calculated at the same meeting.
3. What actions are necessary to obtain a residence permit in Turkey? How much will it cost and how long will it take time?
You will need to have a reason to get the residence permits in Turkey. The presence of the property provides good grounds for doing so. You apply to the Turkish embassy, where you show your TAPU (title deed for property in Turkey). The Embassy considers your application, then you are given permission to obtain a residence permit. Its term is limited: from 1 to 5 years. To finalize a residence permit, you must provide the following list of documents: TAPU, passport translated into Turkish language, color photographs, as well as to fill the contract. The cost of this procedure will be about 300 euros.
You can obtain a temporary residence permit (up to 6 months) if you are just thinking of buying real estate. It is given in the Police Department of Immigration on the basis of your statement that you want to buy real estate. The main condition in this case is that within 3 months you collect documents for registration of TAPU. In that case, you will need the following documents: copy of passport (the page with registration included), color photos, as well as information about your parents. The cost of a temporary residence permit is about 250 euros. After receiving the Tapu you will have to renew the residence permit in accordance with the documents of property.
There is also the possibility to obtain a residence permit for a work visa, or for help from the school. If the child is studying in Turkey, his parents may obtain a residence permit as an accompanying person.
